Residential Purchase Contract
I help you become familiar with the financial side of purchasing a home i.e. Offers, Conditions, Terms, Possession Dates, Estimating Closing Costs and more; together we review the Agreement of Purchase and Sale, and discuss the process of negotiating an offer from beginning to end. I am with you every step of the way.
Calgary's Multiple Listing Service
Access to the Multiple Listing Service (MLS) is a public domain. Since we would be working together, you would automatically have access to the realtors' MLX. The system is exclusive to agents and their clients (can be anywhere from 1-2 days before it hits the MLS). We would review and select the most desirable properties that match your criteria. Now we are ready to view the selected homes and this is where feedback and open communication becomes beneficial (your likes/dislikes).
Calgary Residential Real Estate Sales Comparables
Upon selecting the home we prepare an Agreement of Purchase and Sale. As your representative I research other homes in the same area that have sold and compare it with your choice and assist you with the amount you wish to offer. I then present this contract to the sellers and their agent (where permitted). Negotiations can take time and may involve counter offers or changes.
Conditions and Terms of a Real Estate Purchase Contract
When the agreement is accepted the property then becomes conditionally sold (C/S) – with certain conditions that need to be met (home inspection, mortgage approval, etc). When conditions are satisfied the sale becomes final. This is where the transaction becomes binding and you then need to choose a lawyer. The lawyer then verifies/handles financing, conducts legal searches on the property (to protect your interests). Your lawyer makes arrangements with lenders for the transfer of mortgage funds. Also, contacts are made to utility companies, tax dept. to determine amounts, if any, are in arrears for closing adjustments.
You are to obtain property insurance coverage for the date of closing (possession day).
Calgary Real Estate and a Lawyer
You meet with your lawyer at least 10 days prior to closing to review and sign documents.
On Possession Day
Then the day you have been waiting for……..possession day. I arrange a complimentary prepossession inspection of the property to ensure it is in the same condition as previously viewed and all chattels (goods included) are in working order as agreed upon.
You then receive the keys and the home is yours.
