If we look at for sale by owners (FSBO) the common objectives are:  to receive the highest market value for your home; to sell within the least amount of time; to minimize inconvenience; to maintain control of the marketing and the sale process; the main reason that the sellers want to be independent is to save on the Professional Service Fee. 

The top two tasks sellers face is preparing/fixing up their home for sale and getting the price right.  On average there will be about 30 inquiries from potential “buyers”.  Along with that comes the trying to be available for appointments that prospective buyers have set (and do not show), or having people come through who are not qualified and all the while trying to work your full time job.

Generic Plan

Many realtors can provide you with a listing price for your home either on the phone or by completing an on-line evaluation.  If you are comfortable with that – great!  However, picture is worth a thousand words especially if you are dealing with a piece of real estate that happens to be your home. 

All of the changes, updates, care and pride of ownership are lost in translation if it is not viewed with the human eye.

Listing Action Plan 

With me as your realtor I would inspect your property completely and then compile a comparative market analysis.    Many specific pieces of information are gathered, reviewed and plotted.  From verification of information, marketing timetable, neighborhood trends, follow-up of showings, value enhanced suggestions and an estimate of sale proceeds.

Promotion and Advertising 


Along with the Listing Agreement, together we prepare a list highlighting facts and features of your home (the little extras that you put into your home).  Information is then entered on the MLS which is then filtered to over 5,000 real estate agents and their own list of clients (even if one agent had five clients that equals 20,000 potential buyers). A sign is placed on your property.  A Showcase is displayed at our Kiosk in Chinook Centre.  I will feature you on five Web Sites (Internet Marketing), including my own web site   www.homesbydebra.ca.  Public Open Houses, Realtor Open Houses, advertising in the Calgary Real Estate News.  And our own Royal LePage Benchmark Office Tour – whereby up to 20 agents (with potential buyers) and our broker will come to your home and view the property.  Our office IS a team office.

Home Buyer File


Pre-qualifying of prospective purchasers to avoid the unnecessary inconvenience to you.  I will also educate you on all out of pocket expenses and keep a running diary of showings.

Accountability and Feedback


As your realtor, I will provide you with a progress report - a minimum of once per week, as well as, feedback on showings.  With you - I will be accountable.
